Growth and expansion creates this excellent opportunity for someone looking to join a well-established full-service commercial real estate firm. Located in Duluth and seeking to hire an energetic/dynamic Property Manager to handle a very cool mixed-use development portfolio containing both retail and office. Portfolio is primarily centered around a cluster of developments in East Atlanta. While based out of the Duluth office, you would be down in the cluster of property several times a week. Also an opportunity to assist with some properties in Vinings during an expansion phase, and probably continuing long-term. Company specializes in asset and property management, landlord leasing, tenant representation, investment sales, as well as construction and redevelopment. Company is anxious to get the right candidate on board as soon as possible!

The property manager is responsible for maximize the value of a portfolio of assets while providing excellent tenant service, effective administration of leases, skilled management of staff and vendor contract relationships. Ability to partner with accounting and leasing teammates essential.

Responsibilities...

Maintain professional relationships with tenants ensuring lease compliance, including legal proceedings as necessary.
Support successful tenancy through the rendering of timely and high-quality service.
Partner and work closely with accounting and leasing teammates ensuring a seamless stewardship process.
Conduct periodic property inspections to guarantee contractor performance and remain aware of conditions.
Manage and learn from vendors/contractors to ensure quality and value are achieved.
Prepare and adhere to annual capital and expense budgets.
Schedule and manage capital and expense work to comply with budget timing.
Prepare portions of monthly reports, including explanation of budget variances.

Support and contribute to a positive and enjoyable working environment while adhering to company values.
Qualifications...

Bachelor's degree or equivalent work experience
Prior commercial property management experience, preferably handling both retail and office-type properties.
Real Estate License required; RPA, CPM, CCIM, or LEED recognitions preferred.
Must be a self-starter, self-disciplined, and highly organized.
Proficiency in Microsoft Word, Outlook, Excel and MRI highly desired.
Excellent verbal and written communication skills.
Must be dependable, possessing a strong work ethic with the ability to work well with clients, and the team of Property Managers, Accountants and Leasing Agents.
Company offers a salary to $70,000 + bonus + nice benefits (Co. pays for 70% of Medical and Dental, 401(k), LTD, STD, 8-10 paid holidays, 16 days PTO after 90 days, increasing 1 day/year of service up to 26 days, Major Illness Policy, liberal Leave of Absence policy, and various volunteer benefits such as Vision, Life, AD&D, Cancer, and Critical Care.
