Required Skills: Required Qualifications: · Bachelors Degree in finance, real estate, or a related field, with 5 years of asset management experience; or, a Masters Degree in finance, real estate, or a related field, with 2 years of asset management experience · 2 to 4 years of experience working with complex structured-finance legal documents · 2 to 4 years of construction lending, servicing, or development experience in Commercial Real Estate · 2 to 4 years’ experience researching, comparing, analyzing and reporting data on commercial real estate assets · 3 to 5 years’ experience performing complex analysis in Microsoft excel · 2 to 4 years’ experience working with at least 3 of the following assets types: office, retail, industrial, multifamily or condominium. · Solid understanding of commercial real estate structured-finance transactions · Solid analytical and negotiating skills · Solid understanding of Real Estate Capital Markets · Strong mathematical aptitude · The ability to multi-task and meet deadlines · Proficiency in Excel, Word, and Outlook

Salary: Salary from $85,000 to a high of $125,000 with bonus target of 15 or 17.5% bonus of base plus a comprehensive benefits package which is effective 1st of the month following 30 days of employment. Real estate loan servicing/underwriting industry leader has several Asset Manager positions, some junior and some senior levels.  Most of the need is on the operational side for the debt business, which includes "draw work" and "modeling."  Salary from $85,000 to a high of $125,000 with bonus target of 15 or 17.5% of base working in their Atlanta Buckhead office.  You will be primarily responsible for managing a portfolio of complex debt and equity investments on a variety of property types including office, retail, condominium, multifamily, industrial, and land. Services are provided in partnership with the client’s own activities.

Asset Management/Analysis

· Execute and recommend modifications to the property level business plans in order to maximize investment return for client;

· Assess property performance relative to original underwriting or budget, competitors, and market conditions;

· Critique/track and approve operating budgets;

· Review property operating statements to evaluate underlying performance;

· Review of and/or analysis of property operations including Sponsor and property management company;

· Highlight potential issues and concerns for client, then make appropriate recommendations. Recommendations include hold/sell analysis, property management evaluation (or replacement), and renovate (or stop renovating) based on market returns;

· Review and analyze loan modification and refinance opportunities;

· Conduct property site inspections and market research;

· Interact with property management companies, onsite property management staff, Sponsor and client representative.

Reporting

· Review weekly leasing report and follow up with property management and Sponsor accordingly;

· Review monthly reports prior to submittal to client;

· Prepare, update and approve quarterly cash flow projections (re-underwrite) and asset narrative reports;

· Prepare quarterly property level valuations, which includes third party appraisal review on a rotating basis;

· Most importantly, participate in preparation and presentation of quarterly asset reviews to client partners.

Market Awareness

· Maintain broad overview knowledge of major markets (trends, drivers, rents, values, etc.) to support sound assessment of property operations. Make appropriate recommendations (renovate vs. don’t renovate).
