Established full-service commercial real estate firm seeks to hire an experienced Assistant Property Manager and working in their corporate Duluth-based office with occasional forays to the properties as necessary. Properties consists of both retail and office and located in the Atlanta area. This position supports the property management team in the overall administration and operation of the properties with respect to the organization of vendors/contractors, owner and tenant information, and policies and procedures. Again, properties are located in various parts of metro Atlanta, and while most of your time will be spent at the corporate office in Duluth, you will visit the properties periodically as needed and mileage is reimbursed. Annual increases and bonuses are budgeted and paid every year depending on company and personal performance.

Responsibilities...

Review vendor/contractor invoices for accuracy and facilitate preparation and manager approval in order to facilitate prompt payment.
Support as necessary the accounting team and/or property manager in investigating tenant delinquencies by contacting the tenant and/or accounting in order to ensure prompt payment or to learn the status of the delinquencies.
Assist in preparing the annual budget for the properties by gathering and organizing expense information throughout the year and calculating future expenses based on this historical information.
Act as back-up to the various property managers when they are out of the office for extended periods.
Assist in preparation of or prepare monthly property financial reports as requested.
Carry out mailings (e.g., SNDAs, Estoppels, Move-In/Commencement letters).
Track and follow up on Certificates of Insurance.
Implement and manage Building Engines.
Set up utilities at new properties and track and follow up on tenant HVAC maintenance contracts.
Transition hard copy files to e-filing system.
Organize vendor/contractor databases.
Update and distribute monthly property management lists.
Field/screen calls to PM department coming from reception.
Support the preparation of annual operating expense, CAM, Tax and insurance reconciliations as requested.
Other duties as assigned.

Qualifications...

4-year degree preferred coupled with 3 years relevant work experience.
Candidates from a REIT background will be given preference.
Must be a self-starter, self-disciplined, and highly organized.
Proficient in certificates of insurance, invoice processing, MS Word, Outlook, Excel and MRI.
Excellent verbal and written communication skills.
Dependable, strong work ethic and ability to work well with clients and team.
Ideal salary is to mid $50's but we are able to go a bit higher for a stronger candidate, e.g., someone closer to making the jump to Property Manager, plus excellent benefits including bonus.
