Company located near the Galleria with a unique focus on Atlanta's commercial and healthcare construction markets seeks to hire an experienced Pre-Construction Director. You will perform functions as the day-to-day manager of the Preconstruction on behalf of the Company, the client and design team. Aligns with Operations Business Unit Leaders, Estimators and Design Department to deliver quality end-to-end Preconstruction services across multiple projects. Directs and supervises activities related to Preconstruction, including conceptual estimates, bid estimates and other deliverables. Demonstrates an exceptional ability to effectively conduct Preconstruction services issues with clients, architects, engineers, consultants and contractors.



Preconstruction Responsibilities:



Manages functions of Preconstruction staff interpreting project documents to prepare clear, complete and competitive estimates, general conditions, and bid packages; informs preconstruction staff of project requirements and owner directives, and develop plan to meet stated goals; manages multiple projects concurrently; participates in identifying qualified subcontractors, and establishing and maintaining bid solicitation database; attends all preconstruction meetings with the design team and client on behalf of Company; fill in design gaps with assumptions that align with the architectural intent of the project; responsible for tracking and mitigating overages in project budgets through a well-documented Value Engineering process; prepares project clarification and bid assumptions for submission to Owner; composes and issues project-related correspondence to architects, consultants, the client and the Company construction team; prepares estimate deliverables and presentation books for clients during various stages of the Preconstruction Process; responsible for the audit-trail with adequate documentation for all communication and estimates presented to clients; investigates local market conditions and their effect on costs and schedule; analyzes bids received and conducts post-bid interviews in conjunction with Operations personnel; develops, implements and manages systems and processes for conceptual estimating that provide complete and dependable budgets; sound constructability and value engineering options; and competitive estimates from qualified subcontractors.



Operations Services:



Acts as Preconstruction liaison for the Operations team during the preconstruction and construction phase; verified and validates change order process after the Guaranteed Maximum Price has been established; provides Cost Estimates of Preconstruction services for deliverables; develops implements and maintains purchasing systems and processes to assist Operations in ensuring our subcontractors/supplies understand them; prioritizes and expedites procurement in accordance with the project schedule and, produces complete and accurate scopes with qualified subcontractors; assists Operations in developing a plan and reports on Minority Business Entity (MBE) requirements for projects as required.



Business Development/Promote Client Relationships:



Participates in formal business development presentations to demonstrate the value to preconstruction services to potential clients; coordinates with business development staff to ensure that prepared proposals accurately reflect the Company's preconstruction process; builds effective relationships with customers, design team, subcontractors, suppliers, and user groups that reflect and support company core values; assists Operations in developing and administering a Mission Alignment Plan with the client.

Working Conditions:



The majority of the work is completed in an office setting at the Division's main office. Periodic meetings at off-site locations may occur from time to time.



Education, Experience and Knowledge:



B.S. in Construction Management, Engineering, or equivalent progressive work experience with 12+ years of preconstruction and/or operations experience in commercial construction projects. Depending upon the project size, scope, and complexity the years of experience may vary; demonstrates leadership skills with ability and willingness to face challenges, solve problems, and motivate others, while maintaining effective relationships with customers by meeting or exceeding their requirements and expectations. Supervises and develops direct reports while prioritizing and delegating significant responsibilities to others. Demonstrates solid presentation skills and verbal/written communication skills; able to make decisions under tight deadlines; able to relate to executive management and speak on behalf of the company in meetings with clients and consultants, often in high pressure situations. Exhibit commitment to quality by evaluating project-related processes and making necessary changes, using customer input to make improvements, and meeting/exceeding internal and external customer expectations. Strong computer skills including the ability to use estimating software (like MC2, Timberline, OnScreen Takeoff and Bluebeam), familiarity with Revit, word processing, spreadsheets, bid management, online plan rooms and database applications and company communication tools, such as email, internet, and Microsoft products (e.g., Word, Excel, Office, Outlook).



Company offers a salary in the $150 - $200,000 range plus Bonus + Auto Allowance + Benefits including 401k.
