Growing boutique commercial real estate firm seeks to hire a Lead Engineer to join their team. Your primary responsibility will be for a very cool mixed-use cluster of retail buildings in Cabbagetown near Oakland Cemetery, but there is a chance you would need to go to Vinings on occasion.

You will be involved with a wide range of responsibilities at the Cabbagetown properties, everything from stocking a few restrooms to troubleshooting HVAC and electrical issues, monitoring parking, engaging with tenants, etc. This is a very hands-on role and you will an extension of the property management team and reporting on findings. While the corporate office is based in Duluth, you will be visiting all of the Cabbagetown area properties and this is where you'll spend the majority of your time. Initially you'll be the only maintenance person on these properties, but they are looking at expanding and hiring additional maintenance staff as two new properties come on line.

You'll need experience and skills in HVAC, plumbing, and electrical to oversee maintenance. Ideal candidate will have experience in handling this type of campus style cluster properties, and those with apartment experience, depending on the property type, will also be given consideration. Start and end hours to be determined in conjunction with another engineer on site - definitely day hours, but could be 7-4, 8-5, etc. Will most likely lead/lag/stagger the starts a bit to expand coverage.

Summary of Primary Responsibilities...

Implementation of thorough safety programs related to building operations and maintenance
Efficient, best practice-based, and cost-efficient implementation and ongoing management of maintenance and operations policies and procedures around the following:
building automation systems
plumbing
pneumatics
electrical systems
life safety systems
HVAC maintenance and repair, e.g., RTU's, chillers, heat exchangers, SWUDS, cooling towers, etc.
Structural and roofing systems
Cost effective and benefit producing management of 3rd party contractors and vendors
Leading and mentoring engineering teams
Effective engagement around and support of work order and PM systems (Angus, Building Engines, etc.)
Development and successful implementation of thorough preventive maintenance programs
Conduct routine/periodic preventive building systems maintenance checks
Engage effectively and positively with tenants and owners as needed
Support the annual budget process through the research and provision of bids related to engineering-oriented

Qualifications...

Certification/training in the referenced areas of discipline and a minimum of 7 years work experience
Experience in leading/mentoring engineering teams
Must be a self-starter, self-disciplined, and highly organized
Excellent verbal and written communication skills
Dependable, strong work ethic and ability to work well with clients and Company team.

Company offers a salary in the $55 - $60K range plus bonus potential. They also offer a very nice benefits package plus reimbursement for mileage, and cell phone allowance.
