Required Skills: REQUIREMENTS... Bachelor's degree in Architecture, Business, Interior Design, Engineering or Construction. PMP and/or LEED AP preferred. Minimum 5 years project management experience in all aspects of Design, Construction, and Project Management. Must have experience/skills in construction Project Management (architecture, general contracting, construction estimation, scheduling, engineering, design/permitting process, bid development, contract and/or sub-contract management). Ability to manage building infrastructure maintenance projects within a facility Computer proficient, including knowledge in the following programs: Microsoft 365 (Word, Excel, Outlook, PowerPoint, Project) Adobe Creative Suites including InDesign and Illustrator preferred but not required. Advanced demonstrated knowledge of financial terms and practices. Highly organized. Strong analytical skills. Strong interpersonal skills with ability to interact with executive level external and internal clients. Excellent written and verbal communication skills. Ability to multi-task and work both in a team and independently. Ability to successfully communicate with architects, contractors, client's representatives, and team members. Requires some lifting (up to 25 lbs) Ability to travel - you will be based in the Atlanta Buckhead office but traveling to projects sites. Current projects are in Kennesaw, Atlanta, Alpharetta, Decatur, Suwanee, and Nashville. Travel expenses will be reimbursed.

Project Manager is responsible for developing, implementing, and overseeing all facets of project management (budget, schedule, procurement, etc.) for commercial real estate projects including planning, design, construction, occupancy and close-out. Works in collaboration with the assigned property manager, building maintenance team, clients, owners and others. Strong customer service skills are a must when communicating with tenants, prospective tenants, owners, and vendors while focusing on productivity and results.

RESPONSIBILITIES...

Create and execute project work plans and revise as appropriate to meet changing needs and requirements.
Manage all project documentation including contracts, budgets and schedules.
Establish and maintain project goals and success criteria that meets the client needs.
Guide the client/team through the design implementation process including conceptual, schematic, design development, construction documentation, and sign offs.
Develop and maintain the Master Project Schedule.
Track project timelines and costs.
Assist management in the implementation of and monitoring the adherence to project governance practices and policies.
Prepare various RFP's needed for vendor and contractor services for the complete project.
Follow procedures for distribution, receipt, opening, leveling and award of project bids.
Facilitate a project kick-off meeting with internal staff and key stakeholders to ensure responsibilities are communicated and understand by all concerned.
Oversee project team members work to ensure compliance with contract and client expectations.
Commit to quality by evaluating project-related processes.
Make necessary changes, use customer input to make improvements, and meet/exceed internal and external client expectations.
Marketing functions including presentations, RFQ responses, and other duties as assigned.
Additional assignments as assigned.
