Growing Northeast Metro Atlanta Developer and General Contractor seeks to hire a Construction Project Manager. Projects include a mix of commercial (primarily big box) and multi-family, mixed-use, commercial and residential subdivisions. Candidates living within close proximity to their Gainesville location will be given preference.

Qualified candidate will an experienced Construction Project Manager with the ability to plan and supervise a wide range of construction projects from start-to-finish. You will organize and oversee construction procedures ensuring they are completed in a timely and efficient manner. Must be well-versed in all construction methodologies and procedures with ability to coordinate a team of professionals of different disciplines to achieve the best results. Ideal candidate will have an analytical mind and excellent organizational skills. The goal is to ensure all projects are delivered on time according to requirements and without exceeding the budget.

JOB FUNCTIONS...

Collaborate with engineers, architects, etc. to determine the specifications of the project
Negotiate contracts with external vendors to reach profitable agreements
Obtain permits and licenses from appropriate authorities
Determine needed resources (manpower, equipment and materials) from start-to-finish with attention to budgetary limitations
Plan all construction operations and schedule intermediate phases to ensure deadlines will be met
Acquire equipment and materials while monitoring stocks to ensure timely handling of any inadequacies
Hire contractors and other staff and allocate responsibilities
Supervise the work of laborers, mechanics, etc., rendering guidance and advice when needed
Evaluate progress and prepare detailed reports
Ensure adherence to all health and safety standards, reporting issues

REQUIREMENTS...

Proven experience as a Construction Project Manager - minimum 4 years’ experience in Commercial (big box) and/or Residential Construction and/or New Home Project Management preferred
In-depth understanding of construction procedures and materials as well as project management principles
Familiarity with quality and health and safety standards
Good computer and technical knowledge including MS Office
Familiarity with construction/project management software
Outstanding communication and negotiation skills
Excellent organizational and time-management skills
Team player with leadership abilities

This is a full-time permanent opportunity working on-site Monday-Friday offering a salary in the $75 - $85,000 range (possible more for the perfect candidate) and benefits including 401(k) with company matching, health, dental, vision, vacations, holidays, etc.
