Established full-service commercial real estate firm with a GREAT culture seeks to hire an experienced Property Manager with at least 5 years of experience in retail property management. Portfolio consists of roughly 10 retail properties in metro Atlanta with a couple in Columbus, GA. Properties in Columbus are VIP clients and they are Class A, big box anchored assets with approximately 228K square feet. You will be required to travel to Columbus once every couple of weeks; of course, mileage is reimbursed. Position is supported by an awesome APM and an engineering team led by their Director of Engineering. Time is of the essence - client is looking to make a quick hire!

RESPONSIBILITIES...

Support successful tenancy through the provision of timely, considerate and high-quality service
Maintain positive professional relationships with tenants to ensure lease compliance, including legal proceedings as necessary
Partner with and enjoy accounting and leasing teammates to ensure a seamless/holistic stewardship process
Carry out periodic property inspections in order to guarantee contractor performance and remain aware of conditions
Manage and learn from vendors/contractors to guarantee quality and value are achieved
Prepare and adhere to annual capital/expense budgets and act as review point for reconciliation process
Schedule and manage capital and expense work to comply with budget timing
Oversee tenant construction
Prepare portions of monthly reports, including explanation of budget variances
Support and contribute to a positive and enjoyable working environment

QUALIFICATIONS...

Bachelor's degree or equivalent work experience
5 years' experience in managing retail properties. Experience in office, ground leases or associations a plus.
Understanding of budgeting/reconciliation process
Experience managing and mentoring others

Company offers a salary to $80,000 (might have a little wiggle room for the right candidate) plus bonus (averages $5,000) and excellent benefits including 401(k) contributions (company historically contributes 3%). Awesome corporate culture and very supportive work environment!
