Salary: Salary to $125,000 depending on level of experience plus bonus after 1 year of service. Benefits include Medical, Dental, Vision, 401(k), 15 PTO days (10 days vacation 1st and 2nd year plus 5 sick days).

Established land developer is looking to hire a Director of Land Development for their Duluth office. You will oversee and manage the Land Development and Construction process for all residential and commercial development projects, within their Georgia Division.

Responsibilities...

Oversight of all aspects of obtaining entitlements for civil infrastructure for land development projects
Maintaining project entitlement and construction schedules
Coordinate input from Management regarding site design
Assist with obtaining all required permits from local jurisdictions
Oversee outside consultants including civil, traffic, and geotechnical engineers, surveyors, environmental scientists, and landscape architects in preparation of required construction documents and applications
Prepare and maintain project site budgets
Assist in contract negotiations for services to be performed by outside consultants such as engineers, surveyors, environmentalists, and architects
Assist in due diligence phase of potential land acquisitions
Assist with identification of value engineering cost savings
Assist in preparation of Bid Packages to include Scopes of Work, Cost Schedules, Insurance Requirements, other exhibits, plans and cover letter
Participate with other team members in selecting qualified bidders
Assist in contract negotiations with preferred Bidder and award contract if successful
Assist in preparation of Construction Contracts including Standard Agreement, General and Supplemental Conditions, Cost Schedule, Project Schedule and other addenda and exhibits
Assist with preparation of cost estimates for securing performance bonds
Inspections with local jurisdictions and other regulatory agencies while preparing corresponding paperwork. Ensure that work is in compliance with City of County land development codes and regulations
Ensure the workmanship and quality of all work by observing and approving contractor's and subcontractor's work. Maintain records of all changes to the job, such as change orders and/or purchase orders
Coordinate and monitor progress of construction of site development improvements such as civil infrastructure improvements (earthwork, water, sewer, drainage, roadway, and stabilization operations) and landscape/hardscape improvements
Coordinate directly with private utility companies (power, phone, cable) for the design and construction of these facilities for the land development projects
Assist in the processing of as-built plans and required paperwork for local agency acceptance of the improvements and release of performance bonds
May include some oversight travel to their properties in Houston and Florida
Other duties as assigned

Requirements...

Combination of a Bachelor degree (BS) in Civil Engineering or equivalent discipline from a 4-year college or university and civil engineering design experience; or equivalent combination of education and experience
Five years minimum experience in land development and construction
Advanced PC skills, including use of Word, Excel, AutoCAD, and MS Project
Ability to effectively work under pressure and meet deadlines
Excellent analytical and writing capabilities; strong communication and interpersonal skills. Ability to communicate with all levels of employees
Willingness to work daily anywhere within 1.5 hours of downtown Atlanta
