Established land developer is looking to hire a Residential Construction Project Manager to assist the Director of Land Development. You will be assisting with residential development projects from concept through approvals, to completion of construction, including liaising with and monitoring of contractor and consultant contracts, approval agencies, schedules and budgets.

Other job responsibilities will include:

Monitoring and controlling construction of the project ensuring that the project is built in compliance, on schedule, within budget, and to quality standards
Developing, managing, and maintaining project budgets, scheduling and quality standards
Reviewing and interpreting construction drawings
Responsible for the identification of value engineering cost savings
Overseeing outside consultants including civil, traffic, and geotechnical engineers, surveyors, environmental scientists, and architects in preparation of required construction documents and applications
Touring project site during construction ensuring work in place is compliant with design documents and the progress is in alignment with presented schedules
Managing contracts, sub-contractors to meet project goals and schedules
Interpreting and evaluating proposals, construction concepts and drawings, contracts, consultant proposals and government regulations
Researching data related to potential land acquisitions; as it relates to zoning, servicing and terrain
Responsible for producing concept plans on prospective projects
Assisting in contract negotiations, preparation of bid packages and preparation of construction contracts
Assisting with obtaining all required permits from local jurisdictions
Ensuring vendors have appropriate PO's, contracts and insurance in place
Other duties as assigned

Qualifications:

Bachelor's degree (BS) from a 4-year college or university and land development or equivalent combination of education and experience
2 years minimum experience of progressively increasing project management responsibility and experience in land development, horizontal construction
Proven working experience in heavy construction management
Good knowledge of erosion controls BMPs
Good working knowledge of Word, Excel, and Outlook
Proven ability to manage multiple and complex tasks in a fast-paced environment with competing priorities and deadlines
Proven problem solver and decision critical thinnker
Strong communication and interpersonal skills with a proven ability to have experienced discussions with contracts, inspectors and engineers
Highly organized and detail-oriented
Strong negotiation skills
Self-starter who assumes ownership and accountability
Must have a valid Driver's License and be able to drive to/from sites, offices and more

Salary to $80,000 depending on your experience plus bonus after 1 year of service. Benefits include Medical, Dental, Vision, 401(k), 15 PTO days (10 days vacation 1st and 2nd year plus 5 sick days). Company vehicle available for use during working hours.
