REMOTE ROLE BUT MUST LIVE IN THE ATLANTA AREA! A fast-growing private equity firm that owns and operates industrial warehouse properties. We are seeking a talented Construction/Project Manager for the Atlanta region to work under the supervision of the SVP of Construction who works in their West Coast office. Although this is a remote position we are looking for someone who lives in the Atlanta metro area as many of the projects are concentrated in the local area but this does require 25 - 30% travel to properties and projects in the Southeast. This Manager will perform the following duties for multiple projects ranging in size from $100K up to and possibly exceeding $2M simultaneously. The role supports quality control, design and construction management activities such as, but not limited to, the below:
Pre-Construction / Conceptual Project Planning...
Assist with conceptual project budgets with Director.
Develop scope with the project owner.
Clearly identify the mechanical, plumbing and electrical scope of work that pertains to the project.
Develop value engineering alternates.
Develop conceptual schedule (design, permit, construction).
Obtain conceptual pricing from contractors (see bid management).
Bid Management...
Conduct contractor marketing.
Solicit multiple bids from contractors in the region (organized and within the scheduled timeframe - some are urgent). Save files to Egnyte.
Coordinate site visits with local property management/leasing/facilities teams.
Maintain good relationships with contractors.
Level bids.
Communicate the best value bid to the project owner (property manager, leasing, etc.) Post to Yardi CM.
Execution and Management of Construction Projects...
Kick-off:
Prepare AIA agreements per procedures.
Vendor Management - COI, W9, Vendor Café, Procore set up.
Kick-off and coordination meeting with property management, contractor, tenant, etc.
Conduct weekly project meetings:
Facilitate good coordination with property management/leasing/facilities teams.
Identify "red flag" issues early and bring them to the attention of the SVP of Construction.
Cost Management:
Track project costs compared to the budget.
Track potential change orders in Procore.
Review/analyze change orders before presenting to Director for review and approval.
Invoice review - accuracy, % billed, completeness of pay app.
Ability to approve invoices - not a requirement.
Schedule management:
Manage critical path and milestones from project inception.
Provide weekly schedule updates to Director. Document schedule updates within Yardi CM, Egnyte.
Change management:
Document field changes.
Present potential scope changes to team with a sense of urgency.
Quality control.
Project closeout.
Completed project hand-off to Leasing and Property Management Team.
Reporting/Project Management...
Review monthly job cost review by project.
Track progress billings.
Track job and budget revision approvals.
Technical Skills & Experience...
Excellent verbal and written communication skills.
Basic knowledge and understanding of scheduling, drawings, and construction sequencing.
Advanced computer skills with the ability to use MS Office with proficiency (Word, Excel).
Work in a collaborative team environment.
Work closely with property management and facility departments in accomplishing, responsibilities, as well as third-party Property Managers, consultants, and contractors.
Procore experience highly preferred.
Yardi Construction Manager is a plus, but not required.
Experience with DocuSign is required.
Excel experience highly desired.
Travel in the Southeast to properties and projects is required.
Ability to pass criminal and driving screenings
Company offers a salary in the $80 - $110,000 range depending on skills and experience. Benefits include healthcare, vision, dental, 401k with 6% matching, PTO accrued at a rate of 13.33 hours per month, or 20 days per year, reimbursement of reasonable and necessary expenses incurred, laptop computer, and company mobile device or reimbursement of personal device.
